A concept still rare in Indonesia, well-established in Thailand. If you have a 10+ year investment horizon, this is worth studying.

What.

A hospital resort is a property designed from inception as a convergence of hospital and hotel/resort in one experience. Guests stay in boutique-hotel-style rooms with access to premium medical services on the same campus. It suits premium medical tourism, multi-day executive check-ups, fertility journeys, and aesthetic recovery requiring comfort.

Why.

Three economic benefits: (1) Cross-pollination revenue — hotel guests use clinical services, clinical patients upgrade to premium rooms; (2) Long length-of-stay (3-7 days average vs hospital 1-2 days) yields higher revenue per patient; (3) Strong brand = pricing power for years ahead. Tier-1 hospital resorts in Bangkok and Singapore sell rooms at ADR 5-10x standard hotel rooms in the same city.

When.

Very early in Indonesia. A few players started (Bali, Bandung), but the category is immature. This is a long-cycle investment: feasibility 6-12 months, build 24-36 months, ramp-up 24-36 months. Best window: start 2026-2027, target operational 2029-2030. Late starters in 2030+ will enter an already-established market.

Where.

Globally successful locations: near international transport hubs (for inbound medical tourism), in destinations with health brand (Bali for wellness, Singapore for medical), on 1-3-hectare plots (enough for experience but not overscale). Indonesia: Bali (Sanur, Ubud, Nusa Dua), Yogyakarta sub-urban, North Bandung, Belitung, Lombok.

Who.

Main investors: large family offices with 10+ year horizon, sovereign wealth, healthcare PE, hotel chains wanting diversification. Operators: collaboration of established hospital with hotel chain (or create an internal team uniting both). Partners: hospitality + medical-specialist architects, brand consultants, and operational integrators. Often missing: someone who understands both — neither doctor nor hotelier, but who can bridge.
